Roof Systems
Roofing membranes are commonly used for commercial roofs. They provide a watertight seal and, depending on the material, can last up to 30 years.
Typically for low-sloped roofs, the material is applied in a thin, single layer. But thicker, built-up roofs also fall into this category.
The five main systems include:

TPO Single-Ply Roof Membrane
TPO is short for thermoplastic polyolefin. It’s heat weldable and one of the most popular and affordable single-ply roofing membranes for commercial buildings. TPO is also reflective, which can be eligible for local energy rebates, help cut cooling costs and make it a good choice for hot climates.

EPDM Membrane
Typically a black product, EPDM is short for ethylene propylene diene monomer. It’s a single-ply synthetic rubber roofing membrane that works well in colder climates. Since it’s elastic, it holds up well to both freeze and thaw without cracking.

PVC Roofing Membrane
Polyvinyl chloride (PVC) roofing membrane is durable and more chemical resistant. A little more expensive then TPO, It’s typical in airports and restaurants because of its resistance to grease or fuel. PVC is also reflective, which can be eligible for rebates, help cut cooling costs and make it a good choice for hot climates.

Built-Up Roofs (BUR)
An older, less popular roof system, Built-Up Roofs, also known as BUR or tar and gravel roofs, consist of many layers of material. At the base is a sheet of insulation followed by alternating layers of ply sheet and bitumen, topped with an aggregate such as stone or gravel. Thanks to the many layers, BURs have redundancy in fighting potential leaks.

Modified Bitumen
Modified bitumen, or Mod-Bit, is a type of rolled roofing that combines asphalt with rubber and fiberglass reinforcements. Modified bitumen is more expensive as it too provides layers of redundancy and often utilizes hot asphalt or torches for installation.

Many roof systems are white or light in color and reflect the sun’s light. This means a cooler roof surface temp and a cooler building, often improving cooling and heating efficiencies.
